Hey guys I need a lil help

If any experts around here just take a look at these games:

They all looks alike, urban RPGs genre, same script, php and MySQL based.
What I want to know is: what's the engines name (or script name) who developed the engine (script), where can I get it(buy it).
From what I heard it have a kind of install (once uploaded to the server) like phpBB forums, after installing it must be customized via panels (game settings) and coding (for templates ecc)

If you guys know anything about that please post here, I'll appreciate any information related to that stuff.
