You already know the story from the games and additional fiction (Three games, not including Wars, Reach and O.D.S.T.), so what exactly is the long-term gain from spending multiple millions of dollars on a film adaptation?

No it's not. Those videos were made by Niel Blomkamp to advertise Halo 3, and they were released YEARS ago.

How is that worth it?

I'm not trying to catch anyone out here, I seriously happen to be curious. You've got games with cut scenes, that you play the lead in, fiction and other stuff.

Considering there are tons of people hungry for live-action versions of comic books, games and novels I think there's definitely a market out there.
