Looking for a game with housing (building and/ or decorating) like tree of life

I have been searching for about 10 years for the best type of mmo. The problem is I'm so picky :c I've done so much research but any games I find that I like, are dead. If I haven't played most, I've atleast heard of them.
The best thing I've found is tree of life. It's EXACTLY what I'm looking for in a game. The only thing, is it's dead. So dead :c
I've looked at wurm, but it's apparently dead. Ultima online, but it's click to walk. Just stuff like that. My next closest is Everquest2 but I can't get past how old and still dead it is :c
I know the short answer is, probably nothing, but I figured worth asking.
Here's what I'm looking for in order of what I'd like most:
-housing (which I can decorate)
-wasd controls
-not dead!
-decent graphics
-Farming? But not a must
-crafting
-mounts

I've heard of games like elderscrolls and final fantasy. And I'm not opposed to trying them, I'm just seeing if there's more options that are more crafty, and less questy.
But honestly any recommendation helps!!

I mean, what comes immediately to my mind for you is something like a public Minecraft server, 7 Days to Die, Empyrion Galactic survival, those types of games. Or even Terraria (which has a lot of public communities).

Final Fantasy has a great and robust crafting system, and it's even about to get some improvements, but I don't think it's what you're looking for.

Life is Feudal, maybe?

I'll recommend Life is Feudal. My husband recommended it to me and I've been hooked ever since!

I would say your better off not fighting emptiness, sometimes that can be caused by your position or level or just that it is dead.
If you look at the bigger picture and you like the game just go onward and play it.
A game that comes to mind that may settle you into this situation is to play a game called. "Outlaws Of The Old West"
this game has all you need and you may or may not even want to come across anyone, and with that, you'll be able to do all things you want to do in a game and still be happy.
So look at the game and its value to you, and not the fact that you do not see anyone. I have always done this with games.
Its about the game and what experience you can have with it that matters.

Archage Unchained released some days ago. ou have housing and all the premium stuff with one buy. Its b2p ^^
I enjoy it. Since the old archage was p2w now the paywall is gone

MapleStory 2 maybe? it has housing . MapleStory 1 global will most likely be getting housing at some point soon as it's in the Chinese server.

Life is feudal is a great building game with pvp and you actually can change the land

Dofus . It has 19 different professions for crafting / gathering including Farmer. Player Hosing too. But it is a turn based combat like Final fantasy tactics, and point and click to move.

There is also Albion online. It has player housing a lot of crafting.
